The goal was to avoid spending time on a concept that looked appealing but lacked execution support.<\/p>\n<h2>Our Approach<\/h2>\n<p>We compared zoning context, nearby development activity, renovation costs, tenant demand, and likely investor appetite.<\/p>\n<p>We studied the surrounding development pattern, comparable repositioning activity, likely user groups, parking and access considerations, and the cost implications of several reuse paths. Each scenario was weighed against both market demand and ownership tolerance for complexity.<\/p>\n<h2>Results<\/h2>\n<p>The analysis gave ownership a defensible direction and helped frame the next round of conversations with capital partners and potential users.<\/p>\n<p>Ownership walked away with a focused reuse direction and a clearer sense of which conversations should happen next.
